PROPERTY OVERSIGHT
Selecting and supervising managing and letting agents.
For most disciplines, we draw up a shortlist, chair interviews, compare fees and keep the work on a single timetable. The client appoints each firm directly. For regulated services (insurance, succession planning and mortgages), we introduce the client to authorised firm but take no part in the advice itself.
HOW WE WORK
PRE-PURCHASE
BRIEF AND STRATEGY
A clear brief, budget, ownership route and timetable, agreed before the search begins.
Every mandate begins with a detailed conversation with the client to understand what is needed from a property and the budget available. We produce a written brief, agreed with the client before any search starts.
We also consider how the property will be owned - personally, through a UK company or through an overseas entity - and set a timetable. The client’s tax adviser reviews the ownership route. If the client needs somewhere to live during the search, we can also find a rental property.
An assessment of a property’s potential, refurbishment budget and timeline, before an offer is made.
A partner architect or designer can assess each property on the shortlist, estimating the cost and duration of any refurbishment and identifying any planning or listed building considerations.
This allows the client to understand the true cost and potential of a property before an offer is made. The specialist’s fee is agreed in advance and paid by the client.
FEASIBILITY STUDIES
ACQUISITION
On- and off-market searches through our relationships with selling agents.
We have established relationships with selling agents across the country. Through them, we search for properties on the open market and those being sold privately. Agents know that our clients’ funds have been verified, their briefs are precise and they are ready to make decisions quickly.
We view properties matching the brief, narrowing them down to a long list and shortlist for the client to see.

STRUCTURING AND COST PLAN
The full cost of buying and owning the property, compared across every ownership route.
The headline price is rarely the true cost of a property. Before any offer, we calculate the full cost of buying and owning each shortlisted property. This includes stamp duty and its surcharges, annual taxes where a company owns the property, cross-border tax, structuring costs and the likely cost of refurbishment.
We set these figures out for each available ownership route. This is not tax advice
NEGOTIATION AND COMPLETION
Negotiating on the client’s behalf and managing the transaction through to completion.
We negotiate price, terms, fixtures and timetable on the client’s behalf, drawing on both legal training and market experience.
Once terms are agreed, we coordinate the client’s solicitors, surveyors and lenders, manage the required identity and source-of-funds checks, and remain the client’s single point of contact through to completion. Purchase funds go through the client’s solicitor only, never through us.
POST PURCHASE
Shortlisting and benchmarking architects, interior and landscape designers and contractors.
After completion, we help the client choose the specialists to shape the property. For each discipline, we shortlist up to three firms from our network and chair the interviews.
Contractors are tendered in the same way.
We compare each proposal with market rates before the client makes an appointment. The client contracts with each firm directly, and we keep the work on a single timetable.
DESIGN TEAM SELECTION
Introductions to trusted art advisers and dealers.
We introduce clients to art advisers and dealers from our network for advice on, and the purchase of, art and antiques.
All advisers are vetted before joining the network. Clients engage them directly.
ART AND FURNISHING
Selecting and supervising managing and letting agents.
For clients who want continuing support, we select managing and letting agents and supervise them on the client’s behalf.
Shahani Tuckwell Advisors does not employ property management staff. The work is carried out by firms, under our oversight.
