Shahani Tuckwell Advisors is an independent advisory firm for private buyers, families and companies acquiring property in London and selected locations across the UK.
We act only for the buyer. We hold no stock and take no fees from sellers.
WHY WE EXIST
The prime London property market is built around the seller. Selling agents are paid by the vendor, and many of the best properties are sold privately without ever being advertised.
Buyers often discover the full cost of a purchase, including stamp duty, structuring and refurbishment, only after an offer has been accepted. Solicitors, tax advisers, surveyors and lenders each work to their own timetable, without anybody to oversee the whole process.
We set up Shahani Tuckwell Advisors so that buyers have a single trusted adviser responsible for the entire purchase, from the first brief to completion and beyond.
OUR APPROACH
INDEPENDENT
We represent the buyer and no one else. Our advice is not influenced by a seller, an agent or a commission.
MARKET ACCESS
We have established relationships with selling agents across the country, giving clients access to properties on and off the market.
LEGAL TRAINING
Our founders bring legal training and experience to every transaction. We read the detail, identify risks early, and know which questions to ask. We do not give legal or tax advice. That is provided by the client’s own solicitors and tax advisers, whom we coordinate.
THE TRUE COST, BEFORE AN OFFER
Before an offer is made, we model the full cost of buying and owning each property through each available ownership route. The client’s tax adviser then reviews the figures.
DISCRETION
We never publish client names, properties or prices. Information is shared only with those who need it, and every partner firm works under a confidentiality agreement. Some details, such as Land Registry records, are public by law, so at the outset we explain to each client what will and will not become public under each ownership route.
Our clients have access to a network of vetted specialists, including lawyers, tax advisers, surveyors, architects, interior designers and art advisers. Before a firm joins, we check its credentials, regulatory status, track record, references and insurance. Membership is reviewed annually and cannot be bought. Clients appoint and contract with each specialist directly, while we select, benchmark and coordinate them.
