Structuring and Cost Plan

The full cost of buying and owning the property, compared across every ownership route.

The headline price is rarely the true cost of a property. Before any offer, we calculate the full cost of buying and owning each shortlisted property. This includes stamp duty and its surcharges, annual taxes where a company owns the property, cross-border tax, structuring costs and the likely cost of refurbishment.

We set these figures out for each available ownership route. This is not tax advice and must be reviewed by the client’s tax adviser before any offer is made.

Negotiation and Completion

Negotiating on the client’s behalf and managing the transaction through to completion.

We negotiate price, terms, fixtures and timetable on the client’s behalf, drawing on both legal training and market experience.

Once terms are agreed, we coordinate the client’s solicitors, surveyors and lenders, manage the required identity and source-of-funds checks, and remain the client’s single point of contact through to completion. Purchase funds go through the client’s solicitor only, never through us.

Property Search

On- and off-market searches through our relationships with selling agents.

We have established relationships with selling agents across the country. Through them, we search for properties on the open market and those being sold privately. Agents know that our clients’ funds have been verified, their briefs are precise and they are ready to make decisions quickly.

We view properties matching the brief, narrowing them down to a long list and shortlist for the client to see.
